Senior Construction Project Manager
The Senior Construction Project Manager is responsible for leading and managing the in-field construction activities and the overall project execution from start to finish. This hybrid role ensures that our projects are delivered on time, within budget, and to the highest quality standards, all while meeting our organizational objectives. The role requires an individual with deep technical expertise in construction management and project management. They will support stages of the pre-construction cycle and have direct responsibility for the execution and closing phases.
The ideal candidate will have hands-on experience in managing the intricacies of wood-framed construction with a demonstrated history of leadership and strategic oversight of multifamily project delivery. They will be a key team member within our Ottawa operations, reporting directly to the Regional Vice President and indirectly to the Vice President, PMO.
KEY RESPONSIBILITIES
Construction Management:
- Acting as the primary Owner’s representative, oversee in-field construction activities as carried out by our General Contracting partner on all wood-framed apartment and multi-family buildings in the region.
- Provide guidance and support for on-site resolution, particularly those related to wood-framed construction (e.g. moisture control, sound transference, structural integrity, and so on).
- Reviewing and interpreting issued-for-construction drawings, providing feedback and guidance in value engineering exercises, and ensuring that in-field work is executed in conjunction with all architectural and engineering stamped drawings.
- Performing random quality assurance checks, documenting deficiencies that have not yet been noted by the General Contractor, and ensuring they are addressed in a timely manner.
Project Management:
- Lead the project life cycle from stage four of the pre-construction cycle (Permission to Begin Construction) through to completion and turnover of the building.
- Alongside the Development Manager, develop the project budget and cash flow Upon commencement of construction activities, manage the project budget and ensure we meet our financial and profitability commitments.
- Alongside the General Contracting partner, drive the procurement process for all wood-framed apartments and multi-family buildings within the region.
- Act as the primary point of contact for all stakeholders including internal team members, executives, consultants, local authorities, and the general contracting partner.
- With the support of your project coordinator(s), draft and circulate weekly & monthly project reports, and hold quarterly executive updates on all active, in-field apartment projects.
Leadership and Support:
- Recruit, train, manage, and lead the local project management team for apartment and multi-family development.
- Collaborate with team members representing the development, treasury, accounting, legal, human resource, and commercial functions.
- Provide guidance on, design, and implement new tools and processes designed to increase the efficiency, reporting, and cost control efforts for apartment and multi-family projects in the region.
- Demonstrate and set the benchmark for acceptable standards of professionalism for Rohit in Ottawa, both internally and externally.
QUALIFICATIONS
- 10+ years of experience in construction and/or project management, with a proven track record in apartment and multi-family residential projects.
- An undergraduate degree in Civil Engineering, Construction Management, or in an adjacent field.
- A graduate degree in any of the above is considered an asset but is not required.
- Demonstrated history of problem solving, dispute resolution, and contract negotiations.
- Deep knowledge of building codes and regulations applicable to wood-framed construction.
- Demonstrated history of effectively leading a team of internal and external stakeholders.
- Desires to work in a well-funded entrepreneurial environment and do whatever it takes to get the job done.
