Site Superintendent

The Site Superintendent is responsible for overseeing the day-to-day operations of construction projects, ensuring homes are delivered on time, within budget, and to the company’s quality standards. This role involves managing construction planning, subcontractor activities, and material logistics while maintaining a safe, organized, and efficient job site. The Site Superintendent enforces safety compliance, conducts inspections, and ensures all work meets project specifications and local building codes. As the on-site leader, they address challenges proactively to deliver high-quality homes and maintain customer satisfaction.

Key Responsibilities

Site Safety & Hazard Management

  • Conduct thorough site inspections to identify potential hazards, assess risk levels, and proactively mitigate dangers.
  • Organize the site for efficient workflow, including access points, storage areas, and safety zones.
  • Maintain and update a hazard assessment report, documenting risks, their severity, and corrective measures taken.
  • Lead regular safety meetings with workers and subcontractors to ensure awareness of site-specific hazards and precautions.
  • Investigate incidents by documenting details, identifying root causes, and implementing corrective actions to prevent recurrence.
  • Enforce strict adherence to safety regulations and protocols, coordinating with subcontractors and site teams to ensure full compliance.

Quality Assurance & Compliance

  • Perform detailed inspections at all project stages to verify work quality, adherence to specifications, and early issue detection.
  • Ensure all materials, tools, and work align with project requirements, local building codes, and industry standards.
  • Identify quality issues, document deficiencies, and coordinate timely corrective actions to prevent project delays.
  • Oversee final walkthroughs, ensuring zero missing items at PPI and maintaining a maximum of six deficiencies per project.
  • Work closely with internal and external inspectors to meet regulatory requirements and obtain necessary approvals.

Budget & Resource Management

  • Track and verify expenses, ensuring subcontractor and supplier invoices match agreed terms, completed work, and budget allocations.
  • Monitor material usage to reduce waste, prevent shortages or excess inventory, and optimize procurement strategies.
  • Assign labor and equipment efficiently, balancing workload distribution while minimizing unnecessary overtime and delays.
  • Compare actual costs against the project budget, flagging variances early and adjusting allocations to maintain cost control.
  • Coordinate with procurement teams to schedule material deliveries in sync with project timelines, avoiding workflow disruptions.

Construction Progress & Reporting

  • Provide regular updates to project and construction managers, detailing progress, budget status, and any emerging risks.
  • Identify and document potential delays, budget overruns, or unexpected site challenges, ensuring proactive resolution.
  • Review and approve all the pre-construction documents provided through Buildbase before any project start dates.
  • Maintain accurate records of labor hours, material usage, and site conditions to support cost tracking and decision-making.
  • Participate in weekly construction meetings to discuss milestones, address concerns, and align expectations with key stakeholders.
  • Ensure all necessary permits, certifications, and inspections are completed and approved before project handover.
  • Walk all units 3 times per week to evaluate progress and ensure compliance with building codes, safety regulations, and environmental guidelines.
  • Ensure that at PPI the quality of each unit is up to the company standards.

Team Leadership & Workforce Management

  • Train and mentor site teams in construction best practices, ensuring alignment with project requirements and safety standards.
  • Provide consistent performance feedback, holding workers accountable for quality, efficiency, and adherence to expectations.
  • Help identify and develop high-potential employees for leadership roles, supporting career growth within the company.
  • Manage workforce allocation effectively, balancing staffing needs across projects while accommodating turnover and demand.
