Building Operator, Rental Living

The Building Operator is responsible for ensuring the overall efficient operation and maintenance of rental properties. This role includes performing a variety of general maintenance tasks, addressing tenant requests, and ensuring that the property meets safety and operational standards. The Building Operator works with vendors, monitors systems, and follows schedules for preventative maintenance to keep the building running smoothly. They also assist in managing operational costs and contribute to the financial planning process. Strong organizational and communication skills are essential for balancing daily tasks, responding to emergencies, and maintaining a positive environment for tenants.

Key Responsibilities

Building Maintenance & Operations

  • Conduct daily property checks to identify and address building issues, ensuring all maintenance tasks are completed to standard.
  • Perform general maintenance including plumbing, electrical, HVAC, painting, carpentry, and fire safety systems, responding to work orders and tenant requests.
  • Oversee regular preventative maintenance schedules for all rental assets, ensuring adherence to timelines and standards.

Vendor & Budget Management

  • Coordinate with vendors for daily work, ensuring all services are completed to standard and invoicing is reviewed for accuracy.
  • Sign off on vendor invoices under $500, ensuring compliance with budget guidelines and company standards.
  • Assist with the creation of annual financial budgets, assess building inefficiencies, and provide solutions for operational or financial improvements.

Safety & Compliance

  • Ensure building systems, including mechanical equipment and life safety systems, are properly monitored and maintained.
  • Respond to after-hours emergency calls and participate in on-call services as required to address urgent building issues.
  • Maintain a safe and compliant building environment, adhering to safety standards for both staff and residents.

Resident Interaction & Retention

  • Provide professional customer service, contributing to positive resident retention through proactive communication and resolution of maintenance issues.
  • Conduct suite inspections and complete suite turns, including light cleaning, painting, and ensuring quality standards are met.
  • Collaborate with the Multi-Site Manager to ensure services are delivered efficiently and according to building needs.

Inventory & Reporting

  • Ensure effective inventory management of building supplies and materials, maintaining adequate stock levels.
  • Contribute to maintenance records, providing completed reports on maintenance history, and ensuring accurate documentation for operational purposes.
  • Maintain confidentiality of all company, asset, and resident information while adhering to organizational standards.

WORK EXPERIENCE

Required
  • 2+ years experience in residential or commercial property maintenance
  • Valid driver’s license and access to a reliable vehicle
  • Must be able to lift and carry up to 50 lbs

EDUCATION

Beneficial
  • Technical/other training in Heating, Ventilation, Air Conditioning
  • Technical/other training in Plumbing
  • Technical/other training in Electricial
