Senior Manager, Construction

OVERVIEW

We are seeking a Senior Construction Manager to lead and oversee the construction management function for high-profile development projects. This senior role involves integrating seamlessly with the leadership team, particularly with Project Management, to ensure top-quality project delivery aligned with strategic business objectives on rental and for sale projects. The Senior Construction Manager will manage all phases of project execution, ensuring projects are completed on time, within budget, and to the highest standards.

KEY RESPONSIBILITIES

Quality Assurance and Safety: Implement rigorous quality control and safety measures, conducting regular inspections and ensuring compliance with corporate safety protocols.

Construction Management and Execution: Execute construction schedule and deliver zero deficiency apartments, townhomes and single-family projects, with a focus on quality and speed of construction. Manage scheduling of contractors and service work on site, completing and explaining deficiency checks and delivering complete units to the client.

Reporting and Documentation: Prepare detailed reports on project status and progress, manage spreadsheets and charts in Excel, and generate comprehensive reports in Word.

Coordination & Collaboration: Oversee execution of approved design work and site activities in collaboration with project management, development teams, trades, and consultants to ensure smooth execution. Collaborate with procurement, providing feedback on quality and labor on site including scheduling and cost effectiveness.

Team Leadership and Development: Mentor and develop Construction Managers, conduct weekly site inspections. Oversee and set standards for the recruitment and performance management of construction teams.

Client and Business Development: Build relationships within the construction community, identify business opportunities, and present to clients and public meetings.

Process Improvement: Contribute to refining construction systems, improving cycle times, customer satisfaction, and reducing Vendor Purchase Orders (VPOs). Where multiple or ongoing deficiencies occur, root cause and course correct to ensure processes are streamlined and effective.

Administrative Duties: Ensure adherence to design requirements and codes, attend third party consultant inspections and oversee occupancy certification, ensuring attendance for non-standard projects.

Performs other related duties as assigned.

QUALIFICATIONS

Education: Degree in a construction-related field (i.e. engineering, architecture, construction).

Proven Experience: Minimum of 10 years in a residential construction management role. Proven experience in a senior construction management role, with a track record of successfully managing complex projects including wood frame apartments, townhomes and single-family homes.

Technical Knowledge: Expertise in construction management, and deep knowledge of Calgary’s bylaws, Alberta Building Codes and Energy Codes and city inspection processes.

SKILLS

Leadership and Team Development: Proven ability to mentor and develop construction teams, enhance team performance, and foster a collaborative work environment.

Cost Management and Scheduling: Proficiency in developing cost estimates, managing and analyzing scheduling to ensure seamless delivery of projects within scheduled timelines.

Quality Assurance and Safety Compliance: Strong background in implementing and overseeing quality control measures and enforcing safety protocols across all project sites.

Communication and Collaboration: Exceptional interpersonal skills with the ability to build and maintain relationships with stakeholders, clients, and team members, and effectively present and negotiate project details.
