Calgary Housing breaks ground with Rohit Homes on innovative new development at Midfield Heights

Rohit Homes, in partnership with Calgary Housing and with funding support from The City of Calgary, the Government of Alberta, and the Government of Canada, has officially broken ground on Midfield Heights—an innovative new affordable housing development that marks a major milestone for the company.

 

For Rohit Homes, this project represents more than a single development. It is the company’s first non-market housing initiative in its nearly 40-year history—and a deliberate step toward expanding how it contributes to housing solutions across Canada.

 

“Our innovative approach with Rohit Homes will deliver more affordable housing for Calgarians,” Calgary Housing interim CEO Bo Jiang said. “Last June we sought approval from The City of Calgary to pursue purchase and partnership opportunities across the sector to increase the supply of non-market housing. Thank you to Calgary City Council, the Government of Alberta, and the Government of Canada for their funding support to make this development happen. Midfield Heights will leverage the expertise of Rohit Homes to maximize value for those public dollars to help house more Calgarians.”

 

Midfield Heights will deliver 176 homes, including a mix of studio, 1-, 2-, and 3-bedroom units, and will become part of Calgary Housing’s mixed-income portfolio. The model supports long-term affordability by balancing below-market rents with deeper affordability, while minimizing reliance on ongoing government operating funding.

 

For Rohit Homes, the project is a demonstration of how its fully integrated model—spanning land development, design, and construction—can be applied to the non-market sector to deliver better outcomes.

This project introduces a turnkey acquisition and development approach that enables faster delivery and significantly lower per-unit costs compared to traditional publicly procured construction. By leveraging economies of scale and integrated execution, Rohit Homes is helping redefine how affordable housing can be delivered in Canada.

 

Located in the northwest corner of the greater Midfield Heights site, residents will have access to schools, transit, green space, shopping, and essential services—supporting a connected and complete community.

 

“Returning affordable housing to Midfield Heights is the right thing to do. Thank you to our provincial and federal government partners for joining the City investment in this much needed housing. Last December this Council unanimously supported direct funding of $10 million and granted authority to Calgary Housing to take on the mortgage that allowed this project to happen,” Calgary Mayor Jeromy Farkas said.

 

“Today, we’re showcasing an innovative model, working with private industry to deliver great value for the capital investment funded by Calgarians, Albertans, and Canadians. And Midfield Heights is a great place for Calgarians to live, being so close to schools, shopping and transit.”

 

“There is a unique energy at a groundbreaking like this — the sound of a community growing. At Midfield Heights, we’re not just moving dirt, we’re delivering 176 new affordable homes for Calgarians. Through a $20 million investment from our government, alongside our municipal and federal partners, we’re taking real action to build the homes Albertans need,” Minister of Assisted Living and Social Services Jason Nixon said.

 

The development also marks the return of affordable housing to the historic Midfield site, aligned with The City of Calgary’s long-term vision for a 24-acre mixed-use community.

These new homes will create more opportunities for families, workers, and future residents to put down roots and thrive in our city.
